S P E C I F I C A T I ON

SUPER STRUCTURE:                 

RCC framed structure (M-25 grade) conforming to seismic zone III specifications using TATA, SAIL, ELEGANT or equivalent make of steel & ULTRATECH, LAFARGE or equivalent grade of RMC.

 

WALLS:

First class K.B. Bricks will be used.

 

PLASTERING:

Walls will be finished with 12 mm thick plastering (1:6) mix.

 

ROOF  :

R.C.C roof with W.P. treatment shall be provided at the height of 10’-2” from plinth level as per the required design.

 

FLOORING/TILE CLADDING:

All floors shall be done with Vitrified tile flooring, Glazed ceramic tiles of ASIAN / NITCO or equivalent make shall be provided in the dado of toilets up to 7’ height. Kitchen cooking platform shall be fixed with Granite Slab and Stainless Steel Sink. Glazed tiles will be provided over cooking platform up to 2’-6”. Toilets will have Anti-Skid Vitrified floor tiles and kitchen will have flooring with Vitrified tiles.

 

DOORS & WINDOWS:

All the doorframes will be Sal wood of 4” x 2 ½” sections with factory made flush doors. Main door – decorative veneered flush door with mortice locks and eye piece. shall be of 3’-6” width  and other doors- all factory made flush doors of premium brand, will be 3’-0” width except toilets, which will be of 2’-6” width. Powder coated Aluminum window frames and glaze panels along with aesthetically designed safety grills of Mild Steel/Aluminium will be provided at convenient places numbering 1 / 2 in each room as decided by the DEVELOPER.

 

ELECTRICAL:

Concealed copper wiring of Finolex / Anchor or equivalent make. Power plugs for fridge, micro-oven & grinder, power points for T.V., computer, phone and audio system etc. Individual meter boards, miniature circuit breakers (MCB) for each distribution board and modular switches of  Legrand , ABB or equivalent make.

 

CONNECTIVITY:

Telecom – telephone points in bedroom, living/ dining area, intercom facility to all the units. Provision for cable T.V. Connection in master bedroom / living room.

 

SANITARY WORKS:

The toilets will have one Indian and other one Western W/C with Health Plus. Each toilet has one Towel rail; soap disc and necessary tap connections and sanitary fittings of Jaguar, Parry ware or equivalent brand. One washbasin and face mirror will be provided in dinning / toilet(s).

 

PAINTS:

All exterior shall be provided with weather coats and interior shall be furnished with acrylic emulsion paints over water proof putty of Berger or equivalent make. Doors and windows shall be furnished with required enamel paints.

 

WATER SUPPLY:

Common water supply arrangements (Deep Bore -well) will be provided as per the decision of the DEVELOPER. Supply line up to over-head tank/s with required capacity will be provided.

 

LIFTS:

High speed automatic passenger lifts with rescue device will be provided by the DEVELOPER.

 

POWER BACK-UP:

Silent D.G. will be supplied for power back-up will be provided by the DEVELOPER.

 

COMPOUND WALL:

Decorated gated compound having 10” plastered brick wall up to 6’ height from ground level with designer gate/s of required dimension will be provided by the DEVELOPER.
